URL: https://valuationday.com.au/accountants
Reviewed: 2026-10-24

**Short answer:** Valuation Day gives accountants a client explainer, a letter to adapt and a sourced fact sheet on 30 June 2027 valuations, plus how to send a client. Oliver Group values businesses, shares and trust units and gives no tax advice. The ATO says a 30 June 2027 valuation shouldn't be obtained before that date.

Reviewed 24 October 2026. Valuation Day is our name for 30 June 2027, not an official term.

## What does Valuation Day do for accountants?

We value; you advise. Valuation Day is an education platform by Valuo. Its valuations are by Oliver Group, part of Valuo, which values businesses, shares and trust units and arranges property valuations, valued and signed by a property valuer, never Oliver Group. We give no tax advice.

## What can I forward to clients?

Forward this by email or newsletter:

> **30 June 2027: what is changing** - From 1 July 2027, the 50% capital gains tax (CGT) discount for individuals and trusts stops for the part of a gain that builds up from that date. - Assets you or your family trust still hold, such as property, shares or business assets like goodwill, are generally treated as sold on 30 June 2027 and bought back at market value. New residential dwellings that meet the law's tests, and affordable housing, are left out. - Assets bought before 20 September 1985 are included too; their gains to 30 June 2027 stay exempt. - No tax is due on the day: the gain to 30 June 2027 is worked out when you sell and can still get the 50% discount. - The ATO says the main residence exemption is not changing. - A 30 June 2027 value is prepared after that date: the ATO says not to obtain one before it. A formula (an apportioning method) may be made instead, but none exists yet and it may not cover every asset. Ask us whether a valuation may be useful. General information, not tax advice. ## Is there a client letter I can adapt?

Yes. Put the explainer below it.

> Dear [client name], Australia's capital gains tax rules change from 1 July 2027, and assets you hold directly or through a trust may be affected. The ATO says the 2027-28 return is the first that could be affected. Let's talk about which of yours are. [name], [firm]

## What are the key facts, with sources?

Checked 24 October 2026 against the ITAA 1997 (Compilation 268) and ATO pages.

| Fact | Source |
| --- | --- |
| Resident individuals and trusts still holding a CGT asset on 30 June 2027 are generally treated as selling it just before 1 July 2027 and buying it back at market value, deferring the gain to the later sale. A trust needs a beneficiary who could make a discount capital gain; new residential dwellings and affordable housing are left out. | ITAA 1997 ss 112-155 to 112-170, 115-102, 115-125 |
| The Minister may make an apportioning method (a formula instead of market value), chosen by lodging the return for the year of sale. None existed at 24 October 2026; the August 2026 draft would cover only real property and assets without a readily ascertainable market value. | ss 112-185, 103-25; Federal Register; [Treasury](https://consult.treasury.gov.au/c2026-792170) |
| Pre-CGT assets (bought before 20 September 1985) get their own deemed sale, resetting their cost base; earlier gains stay exempt. | ss 112-175, 149-10; [ATO](https://www.ato.gov.au/individuals-and-families/investments-and-assets/capital-gains-tax/capital-gains-tax-reform) |
| Companies never had the 50% discount; only their pre-CGT assets are deemed sold. Shares held by individuals and trusts are covered. | ss 115-10, 112-155, 112-165, 112-175, 4-5 |
| Generally, the 30 June 2027 market value isn't needed for the 2026-27 return; 2027-28 is the first return that could be affected. | [ATO, 13 October 2026](https://www.ato.gov.au/individuals-and-families/investments-and-assets/capital-gains-tax/capital-gains-tax-reform) |

## How do the planning value and the update work?

For businesses, shares and trust units, Oliver Group's package has two steps:

1. **A planning value now:** a signed valuation as at a current date; it is not a 30 June 2027 value.
2. **The update to 30 June 2027:** prepared after that date, in line with the ATO's guidance, and included in the business package fee ([see packages](https://valuationday.com.au/packages)).

## How do I send a client?

Your client can call 03 8375 4177 or use the [short form](https://valuationday.com.au/get-valued). We reply within one business day. No obligation. Your client gets a fixed fee in writing, then decides.

## Can I add the countdown to my website?

Yes. The countdown shows the days to 30 June 2027, with a small credit link. Get the code on the [countdown page](https://valuationday.com.au/countdown).

## Questions people ask

### Do my clients need a valuation at 30 June 2027?

Not necessarily. The ATO says that for most assets, including real estate, the market value just before 1 July 2027 will need to be established when the asset is later sold, unless the apportioning method can be used. That formula had not been made at 24 October 2026. You and your client decide.

### When can a 30 June 2027 valuation be prepared?

A 30 June 2027 valuation is prepared after that date. The ATO said on 19 October 2026 that one doesn't have to be in place on the date and shouldn't be obtained before it, because a valuation can't be forward-looking.

### Does Oliver Group give tax advice?

No. Oliver Group provides valuation services only: it values businesses, shares and trust units and signs business reports. Tax questions, including whether to use a valuation or the apportioning method, go to the client's accountant or tax adviser.

### Who values property for Valuation Day clients?

Oliver Group arranges each property valuation, valued and signed by a property valuer, never Oliver Group, with the fee quoted in writing before any work begins. Property can be valued as at today and, once 30 June 2027 has passed, as at that date. Oliver Group values businesses, shares and trust units.
