# Your business and 30 June 2027

**Short answer:** If you or your family trust hold business assets, private company shares or trust units, the law generally treats them as sold and bought back at market value just before 1 July 2027. A 30 June 2027 business valuation may be useful, but is prepared after that date; a planning valuation can start now.

Reviewed 24 October 2026. Valuation Day is our name for 30 June 2027, not an official term.

## What does 30 June 2027 change for business owners?

For individuals and trusts, the 50% capital gains tax (CGT) discount no longer applies to the part of a gain that builds up from 1 July 2027, but the part up to 30 June 2027 generally keeps it when the asset is later sold (ITAA 1997 s 115-100, s 112-160, s 112-170; [ATO](https://www.ato.gov.au/individuals-and-families/investments-and-assets/capital-gains-tax/capital-gains-tax-reform)).

CGT is income tax on a capital gain, broadly what you get above an asset's cost base when you sell it (s 102-5, s 104-10). For individuals and trusts, the discount generally halves a gain on an asset held for at least 12 months (s 115-25, s 115-100).

To split the gain, the law generally treats an asset you (as an Australian resident) or your family trust still hold as sold just before 1 July 2027 and bought straight back at market value: the price a willing, informed buyer and seller would agree at arm's length on that date (s 112-155, s 112-165; [ATO valuation guide](https://www.ato.gov.au/law/view/document?docid=SGM/market_val)).

Nothing is actually sold: this is a deemed sale. Any gain or loss is reported when you later sell or another CGT event, such as a gift, happens (s 112-160, s 977-5), and the ATO says that, generally, you don't need to know the market value to complete your 2026-27 tax return ([ATO](https://www.ato.gov.au/individuals-and-families/investments-and-assets/capital-gains-tax/capital-gains-tax-reform)). Assets acquired before 20 September 1985, when CGT began, get their own deemed sale, even when a company holds them. It resets their cost base, the starting figure for later gains (s 112-175, s 4-5; [ATO](https://www.ato.gov.au/individuals-and-families/investments-and-assets/capital-gains-tax/capital-gains-tax-reform)).

## Which business interests does it reach?

It depends on who holds each asset: the main rules cover individuals and trusts, not a company's own assets.

- **You run the business yourself:** its CGT assets, such as goodwill, are generally covered (s 112-155).
- **A family trust runs it:** the trust's assets are generally covered, subject to conditions about its beneficiaries (s 112-165).
- **A company runs it:** companies never had the 50% discount, and the main rules don't apply to the company's own assets, apart from any acquired before 20 September 1985 (s 115-10, s 112-175).
- **Shares or units** you or your family trust hold in a private company or unit trust are generally covered (s 108-5).
- **In a partnership,** each partner makes their own share of any gain, under the rules for that partner: individual, trust or company (s 106-5).

A business is not one CGT asset: goodwill and business property are, while gains on trading stock and most depreciating assets are dealt with outside CGT (s 108-5, s 118-24, s 118-25).

The small business CGT concessions remain, with a change: from the income year that includes 1 July 2027, the 50% active asset reduction uses a $10 million turnover test, not $2 million (s 152-205(2); Act No. 49 of 2026).

## How does the business package work?

You get a signed planning valuation now, as at today, and the update to 30 June 2027 after that date, for one fixed fee.

1. **Ask your accountant first.** The law lets the Minister make a formula, the apportioning method, as an alternative to market value; none had been made at 24 October 2026, so which assets it will cover is not yet known (s 112-185).
2. **Get the fee in writing.** Call or use the form, and we confirm the fixed fee.
3. **Planning valuation now.** A signed valuation as at a current date, with the model and its evidence set up now. It is not a 30 June 2027 valuation, which the ATO says shouldn't be obtained before that date ([ATO, 19 October 2026](https://www.ato.gov.au/tax-and-super-professionals/for-tax-professionals/tax-professionals-newsroom/cgt-reform-guidance-and-market-valuations)).
4. **Update after the date.** You send figures to 30 June 2027 and we update the valuation to that date, included in the package fee. Significant acquisitions, disposals, restructures or changes of scope may be quoted separately, in writing, before that work starts.
5. **When you sell.** With your accountant, you choose market value or, if one has been made and covers the asset, the apportioning method, by the day you lodge the tax return for the year of the sale or other CGT event (s 112-155(4), s 112-165(4), s 103-25).

## What does it cost?

The CGT 2027 Valuation Package for an established business is $1,995 + GST, turnover under $2 million, signed planning valuation now plus the update to 30 June 2027 included.

| Option | Fee |
| --- | --- |
| One valuation date only, turnover under $2 million | $1,495 + GST: one signed valuation, without the update |
| Annual turnover of $2 million or more | A fixed fee confirmed in writing on the first call |
| Adding a property | $300 off the Oliver Group business fee when a property is added; the property fee is quoted in writing before any work begins |

Every business fee is fixed in writing before any work starts. Compare every option on the [packages page](https://valuationday.com.au/packages).

## What do we ask you to provide?

Documents follow once the fee is confirmed in writing, through a private upload link. Work starts on your first upload or payment, whichever comes first.

- **For the planning valuation:** three years of financial statements and year-to-date management accounts; who owns what, and any shareholders, unitholders or partnership agreement; owners' pay and one-off or private costs; a short outline of the business.
- **For the update:** accounts to 30 June 2027 and any material change, such as in customers, key people, premises or ownership.

Keep records from around 30 June 2027 as they are: a value at a past date should rest on what was known, or could reasonably be foreseen, at that date ([ATO valuation guide](https://www.ato.gov.au/law/view/document?docid=SGM/market_val)).

## Who signs the report?

Business reports signed by Jackson Wilson, Oliver Group.

Oliver Group values businesses, private company shares and trust units, and never values or signs property. It arranges any property valuation, and the property is valued and signed by a property valuer, never Oliver Group. For shares or units, the report values the parcel held, weighing its rights and whether it carries control.

- No referral fees from brokers or advisers.
- We follow the guidelines of APES 225, the Australian benchmark for valuation work.
- Working file kept for ten years.

## Questions people ask

### Do I have to get a business valuation for 30 June 2027?

Not necessarily. The law lets the Minister make a formula, the apportioning method, instead of market value; none had been made at 24 October 2026 (ITAA 1997 s 112-185). Unless it can be used, the ATO says most assets' market value just before 1 July 2027 will need establishing on sale. Ask your accountant.

### Can I get my 30 June 2027 business valuation now?

No. The ATO said on 19 October 2026 that a 30 June 2027 valuation shouldn't be obtained before that date, because a valuation can't be forward-looking. A signed planning valuation as at today can be done now, and Oliver Group's package includes the update to 30 June 2027, prepared after the date.

### My business is in a company. Does 30 June 2027 affect me?

It can. Companies never had the 50% CGT discount, and the main deemed-sale rules don't apply to a company's own assets, apart from any acquired before 20 September 1985. But private company shares held by you or your family trust are generally covered, so their 30 June 2027 value may matter. Ask your accountant.

### What does a 30 June 2027 business valuation cost?

Oliver Group's CGT 2027 Valuation Package is $1,995 + GST, turnover under $2 million, signed planning valuation now plus the update to 30 June 2027 included. One valuation date only is $1,495 + GST. For a business with turnover of $2 million or more, a fixed fee is confirmed in writing on the first call.
