Reviewed: 2026-10-24

**Short answer:** 30 June 2027 is the last day before Australia's capital gains tax (CGT) changes start. Assets that Australian resident individuals and trusts still hold are generally treated as sold just before 1 July 2027 and bought back, usually at market value. The Valuation Day countdown runs to 11:59 pm on 30 June 2027, Melbourne time.

Reviewed 24 October 2026. General information only, not tax advice: ask your accountant how the rules apply to you. Valuation Day is our name for 30 June 2027, not an official term.

## Why does 30 June 2027 matter?

It is the last day before Australia's capital gains tax (CGT) changes start on 1 July 2027 ([ATO, 13 October 2026](https://www.ato.gov.au/individuals-and-families/investments-and-assets/capital-gains-tax/capital-gains-tax-reform)). CGT is the tax on a gain when you sell an asset such as an investment property, shares or business assets like goodwill.

- **The 50% discount stays for the part of a gain up to the date.** For individuals and trusts, the part of a gain up to 30 June 2027 can generally keep the 50% CGT discount, and the part from 1 July 2027 generally uses indexation, an adjustment for inflation, instead (ITAA 1997 s 115-100; [ATO](https://www.ato.gov.au/individuals-and-families/investments-and-assets/capital-gains-tax/capital-gains-tax-reform)).
- **Assets are treated as sold and bought back.** Australian resident individuals and trusts still holding an asset at the end of 30 June 2027 are generally treated as selling it and buying it back at market value (ITAA 1997 ss 112-155, 112-165). The law also provides for a formula, the apportioning method, but it had not been made at 24 October 2026 and, as drafted, would not cover every asset (s 112-185; [Treasury draft, August 2026](https://consult.treasury.gov.au/c2026-792170)). New residential dwellings that meet the law's tests and affordable housing are left out (ss 115-102, 115-125); assets acquired before 20 September 1985 have their own deemed sale (ss 112-175, 149-10). [How it works](https://valuationday.com.au/guides/deemed-sale-market-value).
- **No valuation has to be in place on the day.** The ATO says a valuation does not have to be in place on the date and should not be obtained before it, because a valuation can't be forward-looking ([ATO, 19 October 2026](https://www.ato.gov.au/tax-and-super-professionals/for-tax-professionals/tax-professionals-newsroom/cgt-reform-guidance-and-market-valuations)).

## What happens next?

Nothing is reported or paid on 30 June 2027 because of the deemed sale: for individuals and trusts, any gain or loss from it is deferred until the asset is sold or another CGT event happens to it (ITAA 1997 ss 112-160, 112-170).

| When | What happens |
| --- | --- |
| Before the date | Keep the usual records for assets you hold ([ATO](https://www.ato.gov.au/individuals-and-families/investments-and-assets/capital-gains-tax/capital-gains-tax-reform)). A planning valuation may be useful; ask your accountant. |
| From 1 July 2027 | A value as at 30 June 2027 can be prepared. [When it can be done](https://valuationday.com.au/guides/when-can-it-be-done). |
| When you sell | For assets covered, the gain is split at 30 June 2027, using market value or, if one is made and covers the asset, the apportioning method (ITAA 1997 ss 112-155(3), 112-185). For most individuals and trustees, the earliest tax return that could be affected is 2027-28 ([ATO](https://www.ato.gov.au/individuals-and-families/investments-and-assets/capital-gains-tax/capital-gains-tax-reform)). |

On 19 October 2026 the ATO said the Government was still developing the apportioning method ([ATO](https://www.ato.gov.au/tax-and-super-professionals/for-tax-professionals/tax-professionals-newsroom/cgt-reform-guidance-and-market-valuations)). A Bill introduced on 14 October 2026 would change some of the deemed-sale conditions, but it was not law at 24 October 2026 ([Treasury Laws Amendment (Tax Reform No. 3) Bill 2026](https://www.aph.gov.au/Parliamentary_Business/Bills_Legislation/Bills_Search_Results/Result?bId=r7554)).
