When can a 30 June 2027 valuation be done?

A 30 June 2027 valuation is prepared after that date. The ATO said on 19 October 2026 not to obtain one earlier, because a valuation can't be forward-looking. Until then, a planning value as at today and good records may be useful. Afterwards, it can be prepared, including when you sell, possibly years later.

Reviewed 24 October 2026. Valuation Day is our name for 30 June 2027, not an official term.

Can I get a 30 June 2027 valuation now?

No: the ATO said on 19 October 2026 that a valuation as at 30 June 2027 shouldn't be obtained before that date, because a valuation can't be forward-looking (ATO, 19 October 2026).

Why that date? If you, as an Australian resident individual, or a trust held an asset through 30 June 2027 and still hold it on 1 July 2027, the law generally treats it as sold just before that day (on 30 June 2027) and bought back for the same amount, which by default is its market value: the "deemed sale". Some assets are left out, such as new residential dwellings that meet the law's tests and affordable housing, while assets bought before 20 September 1985 have their own deemed sale (ITAA 1997 ss 112-155, 112-165, 112-175). Market value, broadly the price a willing, reasonably informed buyer and seller would agree at arm's length, is tied to a specific date (ATO valuation guide), so a future date can't be valued yet.

What can I do before 30 June 2027?

You can get a planning value as at today, which is not a 30 June 2027 value, and keep good records; both may be useful later.

  • A planning valuation

values your business, shares, trust units or property as at a current date, to show where you stand.

  • Records:

the ATO says existing record-keeping rules continue for capital gains tax (CGT) assets held or bought before 1 July 2027, including when you acquired the asset, its value then, what you paid and any changes to its character or ownership (ATO, CGT reform).

More ATO guidance, including on the types of professionals to consider and the records to keep, is due before the changes start (ATO, 13 October 2026).

When can a 30 June 2027 valuation be prepared?

After 30 June 2027, as a retrospective valuation: prepared later, but valuing the asset as it stood, and the market as it was, on that date.

The ATO's market valuation guide gives "a retrospective valuation assessment as at 1 July 2000" as an example of a valuation date. It expects a valuation to rest on the most relevant and reliable information known, or reasonably foreseeable, at the valuation date, not on later events that couldn't reasonably have been foreseen (ATO valuation guide).

Can it still be done years later, when I sell?

Yes: the law lets the deemed-sale gain or loss wait until the year you sell, though records matter.

  • The gain waits. Any capital gain or loss from the deemed sale is deferred until the income year (tax year) in which you sell the asset or another CGT event happens to it, and can be worked out then (ITAA 1997 ss 112-155, 112-160; trusts: ss 112-165, 112-170). A CGT event is a tax event, like a sale, that can produce a capital gain or loss (s 102-20).
  • Your 2026-27 return. The ATO says that, generally, you don't need to know the market value just before 1 July 2027 to complete your 2026-27 tax return (ATO, CGT reform).
  • Records carry the weight. Records kept from around 30 June 2027 may help show what was known about the asset and the market then. The law requires CGT records to be kept until 5 years after it becomes certain no further relevant CGT event can happen (ITAA 1997 ss 121-20, 121-25).

When is the choice between a valuation and the formula made?

Not on 30 June 2027: the choice can wait until the day you lodge your tax return for the income year of the later sale or other CGT event, or later if the ATO allows (ITAA 1997 ss 112-155(4), 103-25). The same timing applies to trusts and to assets bought before 20 September 1985 (ss 112-165(4), 112-175(4)).

  • By default the law uses market value. The Act also lets the Minister make a formula, called an apportioning method, which an owner could choose instead once it is made, if it covers their asset (ss 112-155(3), 112-185).
  • The formula had not been made at 24 October 2026. Treasury consulted on a draft in August 2026 (Treasury consultation); as drafted, it would cover only real property and assets without a readily ascertainable market value, so it may not be open for every asset. A draft is not law and may change.

Which route suits you is a question for your accountant; see how the formula compares.

Questions people ask

Can I get my 30 June 2027 valuation done now?

No. The ATO said on 19 October 2026 that a valuation as at 30 June 2027 shouldn't be obtained before that date, because a valuation can't be forward-looking. A planning valuation as at today is possible, but it is a different valuation, not a 30 June 2027 value.

Does a valuation have to be in place on 30 June 2027?

No. The ATO said on 19 October 2026 that a valuation doesn't have to be in place on 30 June 2027. The ATO also says that, generally, you don't need to know the 30 June 2027 market value to complete your 2026-27 tax return; it comes into play when you later sell.

How late can a 30 June 2027 valuation be prepared?

Possibly years after the date. The law defers any gain or loss from the 30 June 2027 deemed sale until the income year you sell the asset, or another CGT event happens, and lets you work it out then (ITAA 1997 ss 112-155, 112-160). Records from around 30 June 2027 may help.

Is today's planning valuation the same as a 30 June 2027 value?

No. A planning valuation values the asset as at a current date, and the ATO's valuation guide says market value is tied to a specific date. For a business, shares or trust units, Oliver Group's CGT 2027 Valuation Package includes a separate update to 30 June 2027, prepared after that date.
