What do the 30 June 2027 guides cover?
The guides explain, one question at a time, how capital gains tax (CGT) treats what you own across 30 June 2027. CGT is the part of income tax paid on profits from disposing of assets such as property and shares (ATO).
Each 30 June 2027 guide below is grouped by who it is for, cites the Income Tax Assessment Act 1997 (ITAA 1997) or the ATO, and shows when it was last reviewed.
Valuation Day is an education platform by Valuo. "Valuation Day" is our name for 30 June 2027, not an official term. The guides cover Australian law and are general information, not tax advice: ask your accountant.

What changes at 30 June 2027, in brief?
From 1 July 2027, the 50% CGT discount for individuals and trusts no longer applies to the part of a gain that builds up from that date (ITAA 1997 s 115-100; ATO). That discount halves an eligible capital gain on an asset held for at least 12 months (ITAA 1997 s 115-25).
- Assets held across the date. If an individual or trust still holds an asset on 1 July 2027, the law generally treats it as sold just before that date and bought back at market value, broadly the price a willing buyer and seller would agree on (ITAA 1997 ss 112-155, 112-165; ATO valuation guide). This deemed sale happens on paper only.
- The gain up to 30 June 2027 is generally still eligible for the 50% discount when the asset is later sold (ITAA 1997 ss 112-160, 112-170).
- Some assets are excluded, such as new residential dwellings that meet the law's tests, and affordable housing (ITAA 1997 ss 112-155(1)(e), 115-102, 115-125). Assets acquired before 20 September 1985 are not excluded: they have their own deemed sale (ITAA 1997 s 112-175).
- Your 2026-27 tax return. The ATO says that, generally, you don't need to know the market value to complete it; the split is worked out when you later sell (ATO).

Questions people ask
What is Valuation Day?
Valuation Day is the name Valuo's education platform gives 30 June 2027, the last day before Australia's capital gains tax changes start on 1 July 2027. It is not an official term. The Valuation Day guides explain the change in plain English, with sources.
Which 30 June 2027 guide should I read first?
Start with Valuation Day's explainer of the CGT changes from 1 July 2027, then choose your group: property owners, business owners, family trusts and shareholders, or accountants. If your question is whether a valuation may be useful, read "Do I need a valuation for 30 June 2027?" next.
Can a 30 June 2027 valuation be done now?
No. The ATO said on 19 October 2026 that a 30 June 2027 valuation should not be obtained before that date, because a valuation can't be forward-looking, and that one does not have to be in place on the day. A valuation as at today can be prepared now for planning.
Is market value the only way to split a gain at 30 June 2027?
Not necessarily. For the 30 June 2027 deemed sale, the ATO says most assets, including real estate, will need a market value established when sold, unless the apportioning method can be used. That formula (ITAA 1997 s 112-185) had not been made at 24 October 2026 and may not cover every asset.
Does the 30 June 2027 change affect companies?
Companies never had the 50% CGT discount, and the main 30 June 2027 deemed-sale rules apply to individuals and trusts, not a company's own assets, except assets it acquired before 20 September 1985 (ITAA 1997 ss 115-10, 112-155, 112-165, 112-175). Shares in a private company held by an individual or family trust are generally covered.
